There are things you can do to help the sale go smoothly and quickly. Mow the lawn, clean the porch, and generally tidy up. First impressions are very important. They can mean a sale or no sale. Free your attic and basement of clutter. Buyers like to see storage space.

Let the sun shine in. Clean windows. During the day, make sure the drapes are open; and if it's an evening showing, have lots of lights on. Let the beauty of your home be seen.

Never apologize for your homes "defects". If a prospective buyer makes a derogatory comment, let your Realtor handle the response.

Do minor repairs. Fix dripping faucets, replace burned out bulbs, and generally fix those little things that you've been putting off. This can pave the way to a smooth closing.
