Following are some tips to help make buying easier. Know your requirements. Consider size, levels, and number of bedrooms/bathrooms, spare rooms, available work and play spaces, and other features which are important to you. Your Realtor can then help you find the property that satisfies the needs of your family. Know your limits. What can you afford? Consider contacting a mortgage company or bank to get a pre-approval letter before you start shopping. Plan to provide the mortgage company with pay stubs, loan and credit card balances, and other liability and asset information. They will help you determine what you can afford. Having a pre-approval letter can also help you when you find something you would like to make an offer on. Negotiate fairly. Don't insult the seller by making a ridiculously low offer. Decide how important the purchase price really is to you and negotiate accordingly. Consider hiring a home inspector before buying. We can supply you with a list of home inspectors. You'll know what the condition of the house you're buying is and if it's right for you. Research possible restrictions if you're planning to make changes. There may be water, sewer, land dividing, building or other restrictions associated with the property you are considering, especially if it's in a rural or lakeshore setting.
